Many brokers will want to show your home. We will always make an appointment with you in advance. The name of the buyer’s broker will be communicated to you each time. It is not recommended to allow walk-in visits, even to brokers. The broker code of conduct requires that an appointment be made before each visit.
When a buyer will be represented by another broker, we will not necessarily be present during the visit. The latter has all the necessary information and expertise to proceed without us.
On the other hand, in the case of buyers who are not represented by a broker directly, I will be present at each visit with all the necessary information and professionalism required to properly inform the client and engage in negotiations if need be.
I will follow up with the broker who arranged the visit to obtain information and to find out the buyer’s interest. I will contact you if I have obtained relevant information. Do not hesitate to call me if you think you have useful information.

Establish a routine that involves all family members and will allow you to prepare the house for a visit in a reasonable amount of time, 45 minutes for example. This requires some preparation, such as making beds in the morning, putting dishes in the dishwasher and hanging up clothes as you go. With these tasks already done, you’ll be ready for each visit more quickly and eliminate unnecessary stress when the time comes.

Clean up every room and clear counters, floors, hallways and stairs. Organize or store newspapers, magazines, mail, toys, clothing, recreational items and dishes.

Install air fresheners in closets, bathrooms, toilets and kitchen. Kitchen odours are important. Fresh coffee or lemon odours have a long-lasting inviting effect.

If you don’t have the chance to bake an appetizing cake, soft background music would be just as enjoyable.
A warm and pleasant fire can also give a magical effect.
